Help and questions

Straight answers about the new rules and how Raisewell works.

The new rules

Do I need Form 4A if my tenant has already agreed?

Yes. Since 1 May 2026, every increase goes through the Section 13 process with Form 4A, even when the new rent is agreed.

How much can I put the rent up by?

There's no cap, but the new rent should be the open market rent. If your tenant refers it, the tribunal sets the market rent, which can't be higher than your figure and is often lower.

How often can I increase the rent?

Once a year, and not in the first year of a tenancy. If your last increase came from a notice, a tribunal or a rent-review clause, wait a year from the date it took effect.

How much notice do I give?

At least two months, and the new rent must start on the first day of a rent period. Our free date checker works this out for the way you serve it.

Can I send the notice by email?

Only if your tenancy agreement allows notices by email. Otherwise hand it over or post it, and keep proof.

What if my tenant challenges it?

They apply to the First-tier Tribunal before the notice expires, for a £47 fee. They keep paying the old rent until the decision, and the new rent isn't backdated. Our Tribunal Response Pack prepares your side, for £99 if you bought a pack.

Is the tribunal process changing?

The government plans to move rent-increase challenges to the Valuation Office Agency. Until it does, the tribunal decides. We'll update packs and guidance when the change lands.

Your pack

What evidence do you use?

Published tribunal decisions nearby, your own recent lettings, current listings of similar homes, and official ONS rents for your area. We rank evidence by the weight tribunals tend to give it and show every adjustment.

How fast is it?

Within one working day of a complete order, for packs and Notice Checks alike.

What do I need to start?

The tenancy start date, the rent and when it's due, the date and method of your last increase, the tenants' names and a few property details. A copy of the tenancy agreement helps.

What about joint tenants and HMOs?

Joint tenants on one tenancy get one notice naming them all. Rooms let on separate tenancies need a notice each, priced per tenancy.

Do you cover Wales, Scotland or Northern Ireland?

Not yet. The rules there are different, so Raisewell covers England only.

Trust and privacy

Are you a law firm?

No. We prepare documents and evidence and check them carefully, but we don't give legal advice or represent you. If your case is unusual, we'll tell you to see a solicitor.

What if the notice is wrong?

If it's invalid because of a mistake we made, you get a full refund and a new notice free.

What happens to my tenant's details?

We use them only to prepare your documents, store them securely and delete them after 12 months unless you're on Autopilot.
