The rules changed on 1 May 2026

Fixed terms and rent-review clauses have gone. Every rise now follows one route, the Section 13 notice, with four rules to get right.

Form 4A, every time

Even when your tenant has already agreed the new rent.

Once a year

And never in the first year of a tenancy.

Two months' notice

The new rent must start on the first day of a rent period, which isn't always your rent day.

Your tenant can challenge it

It costs them £47. The tribunal can keep or lower your figure but never raise it, and the wait isn't backdated.

When can you raise the rent?

Free date check for tenancies in England. It takes about a minute.

1. Your tenancy
Is rent due on the same day of the month that the tenancy started?
2. Your last rent increase
3. Serving the notice

Three ways a rent increase now goes wrong

The wrong date

One day out and the notice is invalid. You start again, with two more months at the old rent.

The wrong number

Pitch it high and your tenant can refer it. In one study of 200 tribunal decisions, 73% came in below the landlord's figure, after a median 96-day wait.

The wrong conversation

A notice out of the blue feels like an ambush, and tenants who feel ambushed challenge or leave.

A fairer rental market works for everyone.

We help landlords charge the market rent, show their working and keep good tenants. That is what tribunals reward too.

  • Sources you can check. GOV.UK, ONS and published tribunal decisions, named in every report.
  • A person signs off every pack. Software drafts it; a person checks every date, name and figure.
  • Fair figures. Market rent, properly evidenced, and not a penny more.
  • Private by default. Your tenant's details are used only to prepare your documents.
  • Plain about what we are. Document and evidence preparation, not a law firm.

Questions landlords ask

Do I need Form 4A if my tenant has already agreed?

Yes. Since 1 May 2026, every increase goes through the Section 13 process with Form 4A, even when the new rent is agreed.

How much can I put the rent up by?

There's no cap, but the new rent should be the open market rent. If your tenant refers it, the tribunal sets the market rent, which can't be higher than your figure and is often lower.

What if my tenant challenges it?

They apply to the First-tier Tribunal before the notice expires, for a £47 fee. They keep paying the old rent until the decision, and the new rent isn't backdated. Our Tribunal Response Pack prepares your side.

Are you a law firm?

No. We prepare documents and evidence and check them carefully, but we don't give legal advice or represent you. If your case is unusual, we'll tell you to see a solicitor.

How fast is it?

Within one working day of a complete order.
