When can you raise the rent?

When can you raise the rent?

Free date check for tenancies in England. It takes about a minute.

1. Your tenancy
Is rent due on the same day of the month that the tenancy started?
2. Your last rent increase
3. Serving the notice

How the dates are worked out

  1. One year from the start. The new rent can't start in the first year of a tenancy.
  2. One year from your last increase. If it came from a notice, a tribunal decision or a rent-review clause. An increase agreed before 1 May 2026 doesn't start this clock.
  3. Two months' notice. Counted from when your tenant gets it. We add two working days for first-class post, one for email, and one safety day.
  4. The first day of a rent period. The new rent must start on the day a tenancy period begins, which isn't always your rent day.
  5. Weekends and bank holidays. Posting and email dates skip them, using English bank holidays.

What the checker can't see

Your tenancy agreement. If your periods start on a different day, or the agreement says nothing about email, check before you serve. A Notice Check for £19 or a full pack covers it.
